Second Avenue Residential, LLC is a full-service Apartment Locator Service that specializes in finding apartments for individuals and families that have sufficient income and good rental history, but do not have the credit to qualify for an apartment. Our experienced leasing professionals have successfully placed hundreds of families into area apartments and other managed communities.
In order to participate in the Residential Leasing Program, each applicant must first meet the following requirements:
- One adult applicant: Annual Income of $30,000
- Two adult applicants: Annual Income of $45,000 (one adult must still make $30,000)
- Must be employed on a full-time job (35-40 hours/week)
- Each applicant must have a social security number
- Applicant must have *satisfactory and **verifiable Rental History
*Satisfactory rental history means that most of your rental payments in the past were made on-time.
**Verifiable rental history means that you are currently (or have been in the past) under a written lease agreement with a non-relative landlord.
If applicant is currently staying with a family member or friend, a notarized letter from whomever you are staying with that verifies your address and monthly rent paid, if any, must be submitted IN ADDITION TO the Rental History Verification Form.

Our Residential Leasing Program will allow you to find the apartment of your choice, provided the apartment complex will lease apartments to companies. We will lease the apartment from the apartment complex and allow you to rent the apartment from us just like a regular lease. In exchange for the use of our service, a 20% monthly fee is added to the rent for the duration of the lease. A one-time Enrollment fee of only ½-months rent is due when you move in. On move day, the First month's rent, Security Deposit and Enrollment fee will be due.

You will receive a reply email with the information that you need to provide us. Be prepared to submit the following information in your email:
- Your name, phone and email
- Name and phone number of Apartment Complex
- Contact person at Apartment Complex
- Apartment size (1br/2br/3br, etc)
- Desired move date
